2007 Ulster County Real Estate Statistics

The following statistics were taken from the Ulster County Multiple Listing Service (MLS).  These statistics include all single family homes sold in Ulster County that were listed on the Ulster County MLS.  We will be comparing statistics for the full 2007 year with the previous year's statistics.

The 2007 year's statistics were not that different from 2006, with increases and decreases in the 1% to 6.5% range.

The average list price for single family homes increased by about 6.5% from 2006 to 2007, from $301,013 to $320,522.

The average sold price for single family homes increased by about 6.5% from 2006 to 2007, from $287,827 to $305,739.

The median sold price for single family homes increased by about 2% from 2006 to 2007, from $$251,750 to $256,000.

The number of days a sold house was on the market from the time it was listed until the closing date, increased by 6 days from 2006 to 2007, from 158 to 164.

The sale price to list price ratio stayed about the same from 2006 to 2007 - 95.5%.  That means that the average single family home sold for about 4.5% less than the final listing price for that home.

The number of single family homes listed in 2007 decreased by about 4% from 2006, from 3,062 to 2,931.

The number of single family homes sold in 2007 decreased by about 6% from 2006, from 1,302 to 1,222.

So, buyers it is a great time to buy.  Interest rates are very low, and real estate is a great investment, especially when compared to the declining stock market.

And for sellers, it is essential that you price your property correctly, so that your home doesn't stay on the market too long.
